As we close out July and look toward August, the Virginia real estate market is telling a story of moderation, opportunity, and increasing choice. Across the Richmond metro, the surrounding counties, and the Hampton Roads region, the biggest shift I see is that inventory is continuing to rise. Buyers have more options than they have had in years. Sellers still have strong leverage, but the days of pricing a home at any number and waiting for multiple above-ask offers are becoming less automatic.

What follows is my most comprehensive community-by-community breakdown yet. I have organized it by the specific areas I serve so you can skip straight to what matters to you, or read through for the full picture. Every number comes from the most recent available data through late July 2026.


The Big Picture: Where We Stand in Late July

Before we dive into each community, here is the regional context that affects every market:

Moderate price appreciation. Home values across the Richmond MSA are up 2-4% year-over-year, a healthy pace that reflects real demand rather than speculation.
Rising inventory. Active listings in the Richmond metro are at their highest levels since early 2022, and Hampton Roads has seen a 4-18% increase in available homes depending on the submarket.
Days on market are lengthening. The average home is spending 1-2 weeks longer on the market compared to last year, giving buyers breathing room and sellers a reason to price competitively from day one.
Mortgage rates in the mid-6% range. Rates are holding steady for now, with most forecasters expecting them to stay in the 6-6.5% range through fall before a gradual decline toward 5.9-6.3% by year-end.

Richmond City — Urban Energy, Solid Value

Richmond's neighborhoods each have their own personality, and that is the city's greatest strength. The Fan and Museum District still command premium prices for historic homes and walkability, while areas like Church Hill, Manchester, and Scott's Addition offer more emerging energy and relative value. One thing I tell buyers considering the city: inventory is improving, but the best properties still go quickly. If you see a home in a neighborhood you love, be prepared to act within the first week.


Henrico County — Speed and Variety

Henrico is the engine of the metro market for a reason. From first-time buyer condos in the eastern corridor to luxury executive homes in the West End, it offers the broadest range of inventory in the region. Well-priced homes in desirable subdivisions are going under contract in as few as 13 days. The western part of the county around Short Pump and Glen Allen continues to command a premium, while eastern Henrico and Varina offer spacious lots and good value for families who want more square footage for their dollar.


Chesterfield County — The Market with the Most New Options

Chesterfield stands out right now for having the most inventory growth in the metro. With roughly 780 active homes and months of supply approaching 2.5 months, this is where buyers have the most breathing room. Subdivisions like Brandermill, Woodlake, and the Midlothian corridor still see strong demand, but the growing inventory means genuine opportunity for buyers who have been waiting. For military families heading to Fort Gregg-Adams, Chesterfield's southern end offers a reasonable commute and access to excellent schools.


Hanover County — Family-First, Strong Schools

Hanover commands the highest price point among the surrounding counties, and with that price tag comes the well-regarded school system and larger lot sizes that families prize. Mechanicsville and the Ashland corridor remain the most active submarkets. What I appreciate about Hanover is its consistency. The market here does not swing wildly — it steadily appreciates, homes sell at a measured pace of around 30 days, and the quality of life keeps demand strong. For military families considering the Fort Gregg-Adams area, Hanover offers excellent schools and a quieter lifestyle while still being within commuting distance.


New Kent County — Virginia's Fastest-Growing Community

If there is one community I tell buyers to watch closely, it is New Kent. As the fastest-growing county in Virginia, it offers a compelling mix of rural charm, new construction, and easy access to both Richmond and the Peninsula. For military families stationed at Fort Eustis or Langley AFB, New Kent provides a fantastic middle ground between the two regions. You get space, value, and a manageable commute across the river. With 36 average days on market, buyers here have more time to explore and compare than in tighter urban markets. New construction is the driving force, and builders are active with new communities and lot inventory.


Prince George, Hopewell & Petersburg — The Fort Gregg-Adams Corridor

This corridor south of Richmond serves Fort Gregg-Adams and offers the most affordable entry points in the entire region. Prince George County is the fastest-moving market here, with homes going under contract in about 18 days at a median price of $350,000. Hopewell offers even more affordability at around $258,000, with homes selling in about 3-4 weeks. Petersburg presents the most opportunity for buyers willing to invest in an area experiencing revitalization. With a median price around $260,000 and more days on market, there is room to find value and negotiate.

For military families with orders to Fort Gregg-Adams, I typically recommend looking at Prince George for the quickest commute and most established suburban amenities, or Hopewell for the best value close to the base. Petersburg is worth considering for buyers who want historic architecture and believe in the city's ongoing renaissance.


Goochland & Amelia — Land, Space & Country Living

For those who want even more land and a truly rural setting, Amelia County offers a wider range of prices and the slowest pace in the region. Homes here can take over a month to sell, but the land-to-price ratio is hard to beat anywhere near the Richmond metro.


The Peninsula & Hampton Roads — Military-Driven Demand

Newport News offers the most affordable entry point on the Peninsula, making it popular with junior enlisted families and first-time buyers. James City County and Williamsburg attract families who prioritize top-rated schools and a higher quality of life, with median prices approaching $485,000. West Point sits as a more affordable Peninsula option worth exploring, especially for those who want small-town charm and a shorter bridge commute to the Southside bases.


Charles City, King William, Beaverdam & Surrounding Areas

Beyond the larger markets I cover, these smaller communities offer unique lifestyles worth considering:

  • Charles City sits along the scenic Route 5 corridor between Richmond and Williamsburg, offering historic plantations, riverfront properties, and land. It is a quieter, more rural option for buyers who want space and a beautiful commute along the James River.
  • King William sits just north of New Kent along the Mattaponi River, offering a similar rural-suburban blend with access to both Richmond and the Peninsula. Homes here tend to offer more land for the price than in the inner-ring counties.
  • Beaverdam in Hanover County is a small community known for Lake Anna access and a quiet country lifestyle. It appeals to buyers who want recreational water access without the premium price tags of lakefront communities.
  • Mechanicsville remains one of the most popular Hanover County destinations for families, with excellent schools, established neighborhoods, and a growing commercial corridor along Mechanicsville Turnpike.
