The Golden Tunnel Rule

In Hampton Roads, your number one rule is: live on the same side of the water as your installation. Crossing the Hampton Roads Bridge-Tunnel (HRBT) or the Monitor-Merrimac Memorial Bridge-Tunnel (MMMBT) during rush hour can turn a 15-minute commute into 90 minutes. Families stationed at Southside bases (Norfolk, Oceana, Portsmouth) should look south or east of the tunnels. Peninsula bases (Langley, Fort Eustis) are best served by Peninsula communities. Off-post families may also be zoned for Chesterfield County, Colonial Heights, Hope well City, or Petersburg City schools. Every military family's timeline is different. Here is how to approach buying in each scenario.

1 Buying Before You Arrive (60–90 Days Out)

The ideal scenario. Start your VA loan pre-approval early, work with an MRP agent for remote tours, and aim to close before your report date. This gives you time to move into your new home and get settled before starting work.

2 Buying After You Arrive (First 30–90 Days)

Perfectly fine. Start in temporary housing (TLF, a short-term rental, or on-base lodging), tour neighborhoods in person, and use your first weeks to get a feel for commute patterns before committing.

3 Using the SCRA Military Clause

The Servicemembers Civil Relief Act (SCRA) allows active-duty service members to terminate a residential lease without penalty when receiving PCS orders. This applies to existing leases and gives you flexibility to transition from renting to buying without financial risk.

Local Tips for Naval Air Station Oceana

NAS Oceana families overwhelmingly choose Virginia Beach — the schools are among the best in the state, and the military community is deeply established. Red Mill and Landstown are the most popular neighborhoods for short commutes. Sandbridge offers beach living but is farther from shopping and dining. Keep in mind that Oceana is on the Southside of Hampton Roads — do not live on the Peninsula side or you will face brutal bridge-tunnel commutes. The base is near the Oceanfront tourist area, so expect heavier traffic in summer months.
