Welcome back to another edition of my local market update. Whether you are a first-time buyer trying to figure out if now is the right time, a military family navigating a summer PCS, or a seller wondering if your home will get the attention it deserves, I have crunched the numbers so you do not have to.

The data below comes from CVRMLS (Central Virginia Regional MLS), REIN (Real Estate Information Network), Virginia REALTORS, and local market analyses. All current as of late July 2026. Let me walk you through what I am seeing in the communities I serve every day.

What the Late July 2026 Numbers Reveal

The Richmond metro area and Hampton Roads continue to show two distinct but interconnected markets. Here is the breakdown by county and city.

City of Richmond

Richmond city continues to see strong demand, particularly in walkable neighborhoods like The Fan, Museum District, Church Hill, and Scott's Addition. The jump in inventory is welcome news for buyers who have felt priced out or outmatched in recent years. More choices means less pressure to make a rushed decision.

Henrico County

Most Competitive Areas Short Pump, Glen Allen, Varina

Henrico remains one of the most dynamic markets in the region. Short Pump and Glen Allen still see multiple-offer situations on well-priced homes, while areas like Varina and eastern Henrico offer more space and value for families looking to stretch their dollar. With 18-day average days on market, homes are still moving fast. If you are thinking of selling, now is a great time to list.

Chesterfield County

Chesterfield offers something for everyone. From more affordable options in Chester to premium homes in Midlothian. The 2.4 months of supply means the market is drifting closer to balance here, giving buyers a bit more breathing room than in Henrico. For military families heading to Fort Gregg-Adams, Chesterfield's southern end and the Route 288 corridor offer strong commutes and great schools.

Hanover County

Hanover County continues to attract families drawn to top-rated schools and more space for the money. Mechanicsville and the Ashland corridor remain the most active submarkets. While price growth has tempered compared to some neighboring counties, Hanover remains one of the most desirable areas for families relocating to the region.

New Kent County

New Kent is the standout story in Central Virginia right now. As the fastest-growing county in the state, it offers a compelling mix of rural charm, new construction, and easy access to both Richmond and the Peninsula. For military families stationed at Fort Eustis or Langley AFB, New Kent provides a fantastic middle ground. You get space, value, and a manageable commute across the river. With 36 average days on market, buyers here have more time to explore and compare options than in tighter urban markets.

Hampton Roads Region

On the Peninsula and Southside, the Hampton Roads market remains a seller's market, especially for single-family detached homes. Virginia Beach detached homes are flying off the market in just 9 days on average, and Norfolk is not far behind at 12 days. Chesapeake saw detached median prices jump 11.6% month-over-month in June to $475,000, a clear sign that demand for space and good schools remains strong.

The Big Picture: What These Numbers Mean for You

For Buyers

If you are a buyer, the biggest change from a year ago is inventory. Both Richmond and Hampton Roads have more homes on the market than they did in 2024 and early 2025. Active listings in the Richmond metro hit their highest level since early 2022, and pending sales across Hampton Roads are up 5.9% year-over-year. That means more options and slightly less pressure.

That said, this is still not a buyer's market. In Henrico, homes are gone in 18 days. In Virginia Beach, 9 days. If you find a home you love, you still need to move quickly and be prepared to compete. I recommend getting pre-approved before you start looking, knowing your must-haves versus nice-to-haves, and working with someone who knows the local neighborhoods inside and out.

For Sellers

The market is still very favorable for sellers, with conditions skewed in your favor across most of the region. But the dynamic has shifted slightly from the frenzy of 2021-2023. Homes that are priced right and well-presented are still selling quickly and for strong prices. Overpriced or neglected homes are sitting longer and may require price adjustments.

My advice: price it right from day one. The first two weeks on market are still your best window to generate maximum interest and multiple offers. Staging, professional photography, and a solid marketing plan make a real difference. Especially now that buyers have more inventory to compare against.

For Military Families

Summer PCS season is in full swing, and I know firsthand how stressful that can be. If you are moving to Fort Gregg-Adams, Joint Base Langley-Eustis, or any of the Southside bases, here is what the numbers tell me:

  • Fort Gregg-Adams (Petersburg/Hopewell): Chesterfield and Prince George offer solid options. Chesterfield's southern end gives you good schools and a reasonable commute, while Prince George offers more land and lower prices.
  • Joint Base Langley-Eustis (Peninsula): New Kent and James City County are excellent choices for families who want space and a quieter lifestyle. The commute across the river is manageable, and both areas offer strong school systems and growing amenities.
  • Southside bases (Norfolk, Virginia Beach, Oceana): You need to live on the Southside to avoid daily bridge-tunnel crossings. Chesapeake, Suffolk, and northern Virginia Beach offer the best balance of commute, schools, and value.

Mortgage Rate Update

Mortgage rates continue to hover in the mid-6% range for conventional 30-year fixed loans, with VA loan rates around 6.05% as of late July 2026. Many forecasters expect rates to gradually ease toward the high-5% to low-6% range by the end of the year. While rates are higher than the historic lows of 2020-2021, they remain below the peaks we saw in late 2023.

If you are using a VA loan, you are in a strong position. VA loans offer zero down payment, no PMI, and competitive rates. Many sellers in this region understand and welcome VA buyers. If you have your eligibility, it is one of the most powerful tools available to you.

What to Watch in the Months Ahead

As we head into late summer and early fall, here are the trends I am tracking:

  • Inventory trajectory: If inventory continues to climb at the current pace, we could see a more balanced market by early 2027. That is good news for buyers, but sellers should not wait too long if they are thinking of listing.
  • Interest rates: If rates ease into the high-5% range, expect a fresh wave of buyer demand as more households qualify for mortgages. That could tighten inventory again and put upward pressure on prices.
  • New construction: Builders are active across New Kent, Hanover, Chesterfield, and James City County. New construction offers an alternative to the competitive resale market, especially for buyers who want modern finishes and energy efficiency.
  • Military PCS cycle: Summer is the peak season, but fall PCS moves also happen. If you have orders for late 2026 or early 2027, it is never too early to start exploring neighborhoods and getting pre-approved.
