Community-by-Community: Where the Numbers Land in Mid-July

Every community has its own personality, and right now, each one is telling a slightly different story. Here is the latest data for the areas I serve most often, with the context you need to make sense of it.

Chesterfield County

Chesterfield continues to be one of the most consistent and active markets in our region. The median sale price sits at approximately $378,000, reflecting a healthy 4.7% increase year-over-year — a sustainable, confidence-building pace that tells me the county is attracting consistent demand.

With 1,318 active listings on the market, Chesterfield currently has about 2.5 months of supply. That is up from earlier in the year and represents a meaningful shift toward balance. Homes are selling in an average of 20 days, and the best properties in school-adjacent neighborhoods — Brandermill, Wooded Creek, Foxcroft — are still commanding attention quickly. For buyers, the expanded inventory means you can actually be selective. For sellers, the market remains favorable for well-priced, well-presented homes. The days of listing high and waiting for a bidding war are behind us; the days of pricing right and selling in two to three weeks are very much here.

What I am seeing on the ground in Henrico is a clear split between price brackets. Homes priced under $500,000 — especially in school-adjacent neighborhoods in the West End, Glen Allen, and the Short Pump corridor — continue to move briskly, often within two weeks. Properties above $550,000 are taking longer, sometimes stretching past 35 days. For buyers, the entry and middle markets in Henrico offer excellent value and strong resale potential. For sellers in the upper bracket, strategic pricing and professional presentation from day one are non-negotiable.

The new construction activity along the Mechanicsville corridor and Route 301 has been the biggest story in Hanover this year. Builders are adding meaningful supply in a county where existing homeowners traditionally stay put for decades. What I am most excited about for New Kent buyers is the inventory picture. Months of supply has climbed above 3.0, which means buyers have real choices and genuine room to negotiate. If you are a military family stationed at Joint Base Langley-Eustis or the Yorktown installations, New Kent offers a lifestyle that the inner-ring suburbs simply cannot match — space, privacy, and modern homes at prices that make sense. Days on market average 21 to 24 days, though walkable neighborhoods like Church Hill, The Fan, and Scott's Addition are still seeing homes go under contract faster than the citywide average.

The city's appeal is its variety. A young professional looking for a condo near the Pulse bus line has completely different options than a family searching for a row house in Church Hill with yard space. What I tell every city buyer is the same thing: know your neighborhood, have your financing in order, and be prepared to act when the right property appears. Desirable listings still attract competition — but the expanded inventory means you can be more selective than you could have been a year ago.

Within Hampton Roads, here is how the key communities are shaping up:

Virginia Beach — The market here remains the strongest in the region, with detached homes still closing at 100.1% of list price and median prices reaching $415,000 to $424,000 (up 4.1% to 5.1% year-over-year). Days on market average 22 days, and supply remains under 1.6 months — the tightest in the entire region. If you are buying in Virginia Beach, you still need to come prepared and act decisively.
Chesapeake — The detached home market here saw median prices jump 11.6% month-over-month, while supply tightened from 2.0 to 1.6 months. That is a fast-moving market where the best homes go quickly. Days on market for detached homes average about 15 days — one of the fastest paces in Hampton Roads.
Newport News — One of the most accessible entry points in the region. The median sale price sits at approximately $309,000 to $315,000 (up 10.5% year-over-year), with homes averaging 31 days on market. For military families watching their BAH carefully, Newport News offers tremendous value.
Hampton — The median listing price sits near $315,000, making it one of the most accessible waterfront-adjacent markets on the Peninsula. Growing inventory means buyers here have real choices.
James City County & Williamsburg — Premium pricing near $485,000+ reflects top-rated school districts and historic character. Sales volume has jumped an impressive 40.8% year-over-year — a powerful signal of buyer confidence.

Three Trends I Am Watching Closest Right Now

1. Inventory Is Expanding — But the Mix Matters

The increase in active listings is real and meaningful — Chesterfield alone has over 1,300 homes on the market, and Richmond City has topped 1,247.
